Elko Apartments Rental Application Requirements
All applicants are required to provide photo identification.
The privacy of our applicants will be kept in confidence. Management will not discuss or reveal any Renter(s) application information, credit reports, financial statements, criminal history, etc. We also do not reveal credit report information with the applicant or other applicants. If you would like to discuss or dispute any information contained in your credit report, you will need to contact the consumer reporting agency. See management for details.
Applicant(s) must have a valid U.S. Social Security Number for access to credit report information. Applicants must meet management's qualifying criteria. Applicants must have a clean and favorable credit history, using our consumer reporting agency.
Applicants must have current resident references (present and previous landlords or mortgage company) to verify the following: prompt payment, good neighborly behavior, clean house-keeping habits, unauthorized lease agreement issues such as pets, smoking, damages, past due balances, and evictions.
All applicants will be checked for criminal history (over the age of 18). Criminal history must reflect no felony convictions or misdemeanors against a person or property.
Occupancy will be limited to no more than two (2) persons per bedroom (this includes infants). All adult occupants (over the legal age) will be considered as a resident under the lease agreement and will be required to sign the lease agreement as a responsible resident.
Income to Debt
A consistent monthly gross income must justify monthly rent. Income must be verified through employer, paycheck stubs, bank statements, etc. Self-employed applicants will be required to provide the previous year’s tax returns or four of the most recent bank statements.
Any false or omitted information, given in the application process, will automatically disqualify the application. Management will not report or discuss rejection of any applicant(s).
